The mortgage loan process

Our loan process is simple and comprehensive. Let us do the work to get you the best home loan on the market.

A mortgage loan shouldn't take that long to acquire. The following steps will help guide you through the loan process from completing an application to finalizing on your new home. With our experienced mortgage professional officers, the home financing process is simple and hassle-free.

Step 1 - Prepare your "Documentation" (Client use purpose only)

For salaried customers

  • Original passport and valid resident visa.
  • Letter from employer addressed to the Lender stating length of service, present position and breakdown of monthly salary.
  • If you have changed employment within the last 1 year, most Lender will request you to provide a letter from previous employer.
  • 6 months of bank statements of your salary account.
  • Liability letter from bank/finance company. If you have any other outstanding finance (i.e. car/personal loans).

For self-employed customers

  • Original passport and valid resident visa.
  • Business should have been operating for at least 3 years.
  • 6 months of bank statements of your salary account.
  • Copy of Trade License.
  • Copy of Chamber of Commerce Registration.
  • Copy of Memorandum of Articles and Association (MOA).
  • 2 years audited financial statement reports.
  • Facility letter from your bank.

Non-residents applicants

  • In addition to the above documents, tax returns for the last 3 years are normally required by Lender.

Step 2 - Make an "Appointment"

Our Independent loan officer will be the first to contact clients. The loan officer will ask client's personal financial details for analysis. The officer will also review the information given so that we guide our clients for a smooth and effortless loan application.

Step 3 - Complete and lodge your "Application"

Independent's loan officer will promptly contact clients at the scheduled time of their loan application. The loan officer is responsible for guiding them through the loan application process, informing clients about the various loan products, the loan facilities, terms and conditions of the loan and helping them individually to choose the loan product that is right for them.

Independent's loan officer will also walk and guide clients through on what to expect from application to signing their complex loan documents at closing. When clients are ready, Independent will help the clients to select their best loan product or the client can simply choose the right loan that suits their needs.

Step 4 - During the "Loan Process"

Once the loan application is completed, Independent will take the application to the Lender for assessment and to be processed to meet their credit scoring criteria. Independent will be responsible to collect all client's documentations. With the initial loan process, clients will receive a checklist and our loan officer to confirm their information and get their loan approved subject to Lender's lending policies. Independent will do our absolute best to meet our Lender's terms and conditions as well as ordering and reviewing the loan appraisals.

Step 5 - The "Final stage of your Loan"

Once our client's loan has been approved and is ready for a property transfer, our Independent loan officer will also help clients supply any other necessary pending documentation to get the loan from the Lender, providing full customer service till the final closing figures. Once a mortgage account has been established from the Lender, Independent loan officer will work hand-in-hand with the Lender to provide client's information in a timely manner so that our clients can prepare for the closing of their new purchased property.
